Company 3 inks Hollywood lease

Company 3 has signed an 11-year lease for 70,285 SF at the Harlow office building in the heart of Hollywood, L.A. Hudson Pacific Properties and Blackstone own the 130,000-SF property, which is located at 1001 North Seward Street. The global post-production firm is expanding its footprint in the area where it fully occupies HPP’s 3401 Exposition Drive in Santa Monica, and is expected to move in during the second quarter of 2022.

Dig Deeper: Designed by RIOS, the 4-story property boasts 29,000-SF floor-plates, and 13’6″ ceiling heights. It was completed in the third quarter of 2020.

Backdrop: Blackstone became a partner in the property as part of HPP’s sale of a 49 percent stake in its $1.7 billion Hollywood Media Portfolio to the private equity firm last summer, CO noted.

Heard on the Street: Victor Coleman, chairman and CEO of HPP: “Harlow is now over 50% leased and we have strong interest in the balance of the building. This underscores the resiliency of demand particularly for our assets and locations as companies plan for and commence a return to the office and productions run full-steam ahead.”
