Gaedeke Group buys 44 Wall Street

Gaedeke Group has acquired 44 Wall Street in FiDi from Blackstone for $200 million. The 24-story office building spans 354,000 SF, and is 84 percent occupied. Tenants include law firm Cullen and Dykman, fashion conglomerate SMCP North America, and WeWork.

  • New player on the block: This marks the first transaction in Manhattan for the Sabine Gaedeke Stener’s firm. The Dallas-based company’s portfolio encompasses three million SF of office holdings in Texas, Arizona, Florida, and Washington, D.C. 
  • Be Smart: Marketing technology company Contently inked a deal for a 13,146-square-foot space in the building last year. Asking rents on that deal were in the low $60s per SF, CO noted.
  • Flashback: Blackstone (EQ Office) paid $116.3 million for the asset in 2016, and subsequently undertook a $24 million renovation, TRD reported.
