Loft building sells for $41.25 million

DLJ Real Estate Capital Partners has acquired 151 Kent Avenue in Williamsburg from Norman Seidenfeld and Zelda Mehl for $41.25 million, according to NYC public records. The loft building spans 54,072 square feet, and contains 46 apartments (34 are IMD loft units), plus an additional 18,850 square feet of unencumbered basement space.
Worth Noting: The property benefits from 11.335 square feet of unused residential air rights (up to 33,990 buildable square feet with inclusionary housing). It also features 200 feet of frontage along Kent Avenue where the M1-2/R6A zoning designation may allow for partial conversion to retail.
