Legislators voted down a bill that would have eliminated the residential floor area ratio cap, which has been set at 12 since 1961. This is no surprise as it’s politically in vogue to oppose anything that will help real estate developers. 

Dig Deeper: Bill S6760 would have allowed for exceptions to the cap if “otherwise provided in the zoning resolution of the City of New York”, according to CityLand and Brownstoner.

Why it matters: Politicians ought to recognize the value of eliminating certain development restrictions. Passing bills like this one would help fill the need for more middle-class housing.
